- On the website I see “reserved accommodation” and “direct offer”. What is the difference?
Reserved accommodation SSH Short Stay has made arrangements with a number of educational institutions and companies. These organization have reserved accommodation with SSH Short Stay for their guests (international students and employees) who will come to live in the Netherlands for a specific period of time. If you are going to study or work at one of these educational institutions or companies you can reserve a room via “reserved accommodation”. Direct Offer If you will not study or work at one of these organizations, you can reserve accommodation via our Direct Offer. This is an allotment of accommodations that is available to anyone who is looking for temporary accommodation in The Netherlands.
- Has my university/company made agreements with SSH Short Stay about rooms for their international students and employees?
The organizations that have special arrangements with Short Stay can be found on our homepage. These organizations have reserved accommodation especially for their students and employees.

- What is the maximum rental period for Short Stay accommdation?
You can stay for a maximum period of one year depending on the type of reservation you have. Check the terms & conditions!
- I have reserved a room but my plans have changed and I am not coming after all.
Reserved housing If you have reserved your room via your school/university/company ("reserved accommodation"), you will need to inform them ánd Short Stay that you would like to cancel your reservation. This is possible before commencement of the rental period. If you cancel, your down-payment will not be refunded. Check your terms & conditions for details. Cancellation after commencement of the rental period is not possible. Direct Offer It is possible to cancel your reservation before commencement of the rental period. Check the terms & conditions 'direct offer' for details. After commencement of the rental period you can reduce the rental period, with due observance of a notice period of two months.
- When I want to book a room I am asked about my income, why is this?
As of 1 January 2011 the Dutch government prescribes strict criteria of income for new guests. The most important criterion is: the majority (90%) of the accommodations offered by a housing corporation may only be let to tenants with an annual income below € € 34.229 (2013). This means that 10% of the accommodations may be let to guests that earn above the income limit. This boundary applies to your personal income.
The short stay housing agreement includes a term for Short Stay guests, stating they do and will not earn more than the limit. This applies to the year your housing agreement starts. So if you have a housing agreement from 1 september 2012 until 30 June 2013, your income of 2012 is applicable. Please note that this boundary is about your personal income, regardless of who pays the rent. So for example if you want to book Short Stay accommodation, but your parents pay your rent, we want to know if your personal income is above or below this boundary. We do not need to know about your parent's income. You enter into contract with us not with your parents, so that is why we need to ask you about your personal income.
Income above limit If you have an annual income above the limit it is in most cases still possible to rent accommodation from SSH Short Stay. We are then by law required to request documents stating your income, such as the employment contract in the Netherlands. You can contact the department Short Stay for more information via (030) 25 25 725 or info@sshxl.nl.
