Conditions for temporary and furnished housing with SSH Short Stay and house regulations
SSH Short Stay
0.1 SSH Short Stay, a business unit of housing corporation SSH Utrecht, provides temporary furnished accommodation for people who temporarily live in the Netherlands with the intention to return to their home country or their own domicile within 12 months.
0.2 The maximum rent period for an address is 12 months. Permanent residency in our accommodation is not allowed.
0.3 The brokered tenancy agreements shall be for a definite period of time.
Reservation
1.1 The monthly rental costs that are published on our website apply for rental agreements longer than 2 months.
1.2 It is possible to rent accommodation 2 months or less. In this case the rental costs deviate from the published costs. If you are interested in this option SSH Short Stay will make you an offer. The interested party needs to apply for an offer via e-mail.
1.3 By making an on line temporary reservation you agree with our conditions for temporary and furnished housing and house regulations. Rental agreements can commence and end each day of the month.
1.4 After making an on line temporary reservation, SSH Short Stay will contact you as soon as possible but at the latest
within 5 work days to inform you about the possibilities to rent the accommodation.
1.5 SSH Short Stay has the right to require a copy of an employment contract and/or a bank or salary slip.
1.6 To make a reservation definite the non refundable deposit (see 2.3) needs to be settled.
Costs
2.1 Registration with SSH Short Stay is free of charge.
2.2 The commission fee for renting our accommodation equals one full month’s rent + V.A.T. (19%).
2.3 The non refundable deposit includes :
• one full month’s rent which will be administrated for the last month of your stay
• the commission fee
2.4 The non refundable deposit needs to be paid within 5 working days after you receive the confirmation e-mail of the
Reservations Department with the request to make the down payment.
2.5 Costs for bank transfer or cash deposit at the bank (SSH Short Stay does not accept cash payments at the counter) are paid by the tenant.
Cancellation
3.1 If you cancel your reservation before commencement of the rent period the rental agreement will be terminated and you will not be refunded the deposit or the commission fee, irrespective of the reason(s) for cancellation.
3.2 For cancellation after commencement of the rental period see 4.1.
Reduction of the rent period
4.1 Reduction of the rent period is permitted. A written request has to be sent to SSH Short Stay, with due observance of a notice period per day of two months. Once you receive a written confirmation from SSH Short Stay that we agree and confirm the reduction of the rent period your request has become definite. If you do not receive an answer to your request within 3 working days contact us immediately.
House Regulations
5.1 Tenants are responsible for cleaning their own room/apartment. If you wish, we can arrange a cleaning company to take care of the cleaning for you. SSH Short Stay or the cleaning company will bill you for this service.
5.2 It is not allowed to keep pets. SSH Short Stay does not guarantee that no pets are kept in mixed SSH Short Stay and Regular SSH residences.
5.3 The maximum period a guest can stay over is 3 nights. After this period the guest needs to find his/her own place to stay.
5.4 It is not allowed to sublet the accommodation to a third party.
5.5 According to the Dutch fire regulations the hallway and passages must be kept clear at all times. Therefore bicycles or any other objects that obstruct entrances or exits will be removed instantly (you will be billed for all costs made).
5.6 It is not allowed to make (mechanical) noise after 22.00 h.
5.7 It is not permitted to make any holes in the walls of your room/apartment. The application of stickers or wall painting is also strictly forbidden.
5.8 Smoking is not allowed in any of the accommodations that are dedicated SSH Short Stay units. This applies both for individual rooms as communal areas.
